New program?

The Housing Program known as “Minha Casa Minha Vida” is an initiative that helps people acquire real estate through financing and benefits subsidized by the Federal Government. Launched in 2009 and extinguished in 2020, it was replaced by “Casa Verde e Amarela”. However, in 2023, it was reintroduced as “Novo Minha Casa Minha Vida”, maintaining its focus on providing priority assistance to low-income families, with the aim of reducing social inequalities and encouraging the National Housing System.

In February 2023, a provisional measure was signed to relaunch the program, with the goal of delivering 2 million homes by 2026. Compared to the previous version, the “Novo Minha Casa Minha Vida” presents some changes in the requirements, such as the maximum income required and the relationship with other social benefits.

What has changed?

The housing program currently offers different income ranges for access, each with a specific income limit: R$ 2.6 thousand, R$ 4.4 thousand and R$ 8 thousand. The conditions and requirements for participation in each band also vary.

For example, for those who have gross monthly income between R$ 4 thousand and R$ 8 thousand, it is possible to access an annual interest rate of 7,66%. However, for those with an income of up to R$ 2,400, the maximum rate is 4,75% per year. In addition, there is the possibility of using the FGTS.

Another important change is the availability of discounts at the time of purchase. The maximum amount for this discount is R$ 47.5 thousand, considering criteria such as social, income, payment requirements and even the region of the country. The maximum value of the property must also be R$ 264 thousand.

How to enroll in Minha Casa Minha Vida online

To access the Minha Casa Minha Vida program, it is possible to simulate financing over the internet, which arouses the interest of many people. However, it is important to emphasize that registration must be carried out through a company, usually the construction company responsible for the project.

Thus, brokers are in charge of collecting the necessary documents and sending them to Caixa Econômica Federal, the bank responsible for the program. Subsequently, the process is monitored, from the presentation of the proposal to the final decision on whether or not to approve the financing.

Some developments allow interested parties to register in advance on their websites, entering their personal data, to facilitate the sending of information to Caixa. However, it is important to note that completing this registration does not guarantee approval in the Minha Casa Minha Vida program.
